ALWAYS get the documents! Never, ever buy a home wiotuht HOA documents. Spend the $400+ to get them yourself if necessary. Here's some reasons why:1. The documents will show how much is in the contingency fund. If it's low, it's a struggling HOA that will only end in you suffering as an owner (especially if no one else is paying their HOA fees or they're all being foreclosed upon).2. It shows you if there's any defects or current issues with the building. Are there assessments coming up that YOU have to pay for? Are there HOA fees that are behind for your unit? Are there leaks or damage that is being repaired? 3. It will let you know the bylaws of the HOA. This one is CRUCIAL. If you're buying it as an investment property, are rentals even allowed? Are they maxed out? What are the rules about pets? Age of tenants/owners? It sounds like $400 is a lot, but it is NOT in the larger scheme of things. I had an inspection last year confirming the termites on my patio wall, but was assured by the manager that they were replacing all the patio walls and I would be in the beginning of the list. That didn't happen, because they replaced the asphalt in our parking area and short on money now. I haven't been able to get a hold of the HOA manager via phone, in person, or via the email atm. What can I do at this point?

The HOA has determined that the welded steel rods qualify as wire . The HOA sends violation letters, but typically only acts on behalf of owners who complain about a violation. Further, the owner who is complaining must be willing to file suit. At that point the HOA will file suit on behalf of the owner with the complaint. We have tried to work with the HOA to find a compromise, but they have sent a letter stating that the violation must be cured immediately or they will file suit. We have verbally requested a mediation with the complaining owner, but the HOA refuses mediation and refuses to provide information on who is complaining. There is another fence in our section that uses the same maaeirtls and no action was taken against that owner/fence.

The Principal and Vice-Principal had their hands full trying to prevent kids from leaving school property. In a few instances they had to chase and physically restrain some kids.
